An exclusive collection of just 11, 3 bed luxury lodges situated in an elevated position overlooking the stunning grounds of The Dartmouth Hotel Golf & Spa and the beautiful rolling South Hams Countryside. These lodges offer the purchaser an opportunity to use them as a second home, or to be let to create an attractive income or a mixture of both. Dartmouth Grove is located on a private driveway within the golf estate.
The lodges are all sold with private hot tub, terrace, two designated parking spaces and will be fully decorated and furnished, compliant with all British standards and codes of practice. The only items which will not be provided are items such as linen, cutlery, crockery and glassware. You can personalise your interior design by reserving early.

The first three lodges are finished with work underway on the rest. We’d love you to stop by and take a look around the show lodges, so we’re offering an incentive to everyone who views. You can pick from either nine holes of golf for two people or a day pass for the spa for two people entirely free of charge, just for coming and having a look! On top of that if you’re coming from further afield and would like to stay at the hotel, we’ll give you 50% off our room rate. Which of our 11 lodges is the best for you?
We have two different lodge types available at Dartmouth Grove:
On the left-hand side of the site, lodges 1 to 7 are arranged with a lounge at one end facing the beautiful views of the course. Their patios get the evening sun and they’re priced very competitively. Take a look around lodge 1 here:
On the right-hand side of the site, lodges 8 to 11 have a central lounge which, along with the two main bedrooms gets views across the countryside. The double width patio gets the morning sun and these lodges are slightly bigger – they feel more spacious and open plan. Take a look around lodge 11 here:
As standard we order a three bedroom lodge, but if you would prefer a two bedroom layout with bigger bedrooms and you reserve a lodge early, we can alter the layout for you at no extra cost.
Pricing
Lodges 2 to 7 (Left hand side) - £295,000
Lodges 1 and 8 to 11 (Right hand side) - £315,000
Tenure
Each plot is sold on a 125-year lease, rather than a licence agreement which many other holiday lodge resorts typically provide. This offers a much greater level of security to the purchaser and forms an appreciating asset over the longer term. The lodges are sold with a £375 annual ground rent which is index linked and includes membership to The Dartmouth Hotel Golf & Spa. This is linked to the property which allows all occupiers to access and enjoy the pool, tennis and social amenities and enjoy a 25% discount on all green fees, buggy hire, spa treatments and spa purchases.
The service charge is forecast at £1500 per annum which covers site maintenance, lighting and CCTV.
